2PM Architects

2PM Architects bring creative ideas, great design, planning, construction knowledge and technical experience to all of our work. We offer a complete service from first ideas, through all stages of design and construction, to the finished building on site. And we work closely with our clients, consultants and contractors to deliver exceptional completed projects.

Our Approach

We understand what it takes to make a project successful. This starts with finding the best ideas for the project, successful planning and design work, and selecting the right contractor for the building work.

We know that starting a project is a new experience for many clients. So we split the work down in to clear stages based on the RIBA Plan of Work, and we build a 3D computer model of the design that they can explore on their phone or tablet, to make sure everyone is happy at each stage.

Our Studio

Our London studio is at 124 Boundary Road, just off Abbey Road in St John’s Wood. If you would like to come in to the studio to talk with us about your project please just get in touch.

Our Work

Our work includes Developments, Houses, Extensions, Basements, Conversions and Renovations. We approach each project with an open mind, and offer our experience to find the best design for the project and our clients. Our work has been published for its quality, including several of our extension designs in the AJ Small Projects Awards.

We are a leading practice at the cutting edge. We use the latest BIM software for all of our work so that our work is accurate and up to date. We enjoy all things tech so you will also find us on social media. We were ranked among the best architects on Twitter by Building Design Magazine not too long ago, and we have grown since then.

Our Process

We know that for most people starting out on a project is not an everyday thing. That’s why we split our services in to simple stages, and give you our advice every step of the way. We base this on the RIBA Plan of Work which is a good way of defining the process. Before we start work on any project we will always agree our services and fee in writing. Once we get going these are the stages that we work to.

1 Brief

We love starting new projects. This is our chance to sit down together and discuss your project over a coffee. We will offer you our advice and agree on the aims for the design. We will come to the property and make sure we have got all the dimensions and photos we need to get cracking. It’s important to get off on the right foot.

2 Concept Design

This is the exciting bit. We will be busy creating some concept design ideas based on the brief. Once these are ready (usually about 2 weeks) we will send them to you for us to discuss. We will even give you a 3D model that you can open and fly around on your iPad or computer. We want to make sure you are happy with the concept before going further.

3 Planning Design

It is crucial to make sure all of the right permissions for the work are in place. We will advise on the best approach, and put together all the drawings and forms needed. At this stage the design will be more detailed and will show the key materials and dimensions for approval. We will submit the application to the Council for you, and keep a close eye on it until the decision is in.

4 Technical Design

At this stage the design really comes together. Our drawings will be more detailed and show construction. We can suggest a great structural engineer, and will apply for Building Regs. It’s not all technical, and we like to chat through the choices of materials with you, right down to the taps. Once this is all agreed we will write a detailed specification for the whole project.

5 Construction

It goes without saying that it’s vital to choose the right contractor. We will run the tender process to ensure you compare apples with apples. No lemons. We will put the contract in place, and will carry out regular site inspections. We make sure that the work is done properly, deal with any queries, and issue all certificates. After completion we’ll still be on hand to deal with anything that comes up.

6 Completion

The most exciting part of any project is the day our clients move in to their new space. It’s what this whole thing is about. 2PM Architects know how to get there.
