2PM Architects

2PM Architects make great spaces. We are a team of creative and professional architects that bring great design ideas, construction knowledge and technical experience to all of our work. We are open-minded problem solvers, and we work closely with our clients, consultants and contractors to deliver exceptional completed projects. We’ve got a big portfolio of great projects and happy clients to prove it.

We offer a complete service from the very first ideas, through all stages of design and construction, to the finished building on site. And as an RIBA Chartered Practice all of our work is quality assured to the very best standards, with each project delivered by award winning architects Peter Wraight and Mathew Byron.

Our Approach

Our service is different because we get what it takes to make a project successful, and we do it as standard. So for example we give our clients a 3D model of the design that they can explore on an iPad or PC, just to make sure they are happy.

We know that starting a project can be a bit daunting so we like to split the work down in to clear stages. These are based on the RIBA Plan of Work. It really helps to explain and make sure everyone is happy with each stage of the design.

We like to think that we are good at explaining the process clearly too, and have lots more information on this on our Services page. Or please feel free to give us a ring to discuss how we could work together.

Our Studio

Our London design studio is just off Abbey Road in St John’s Wood. We would love to welcome you here. Just click on our Contact page to book in a time.

We are a leading practice at the cutting edge. We do all of our work in the very latest BIM software. This is great for checking out the design in 3D, but also means that our drawings are always super accurate and up to date. Much better than old 2D things on the drawing board.

We enjoy all things tech, so you will also find us on social media. We were ranked among the best architects on Twitter by Building Design not too long ago, and we’ve grown since then. Just click an icon below to join us on that network.

Our Team

2PM Architects are Peter Wraight and Mathew Byron. Our team goes back more than 20 years. We started to work together at Uni and were up for the RIBA Silver Medal. Since then we have not looked back. We honed our skills as project architects at some renowned London firms. We ran and taught a design unit at Uni. Then we drew on all of this and formed 2PM Architects. We hope you will work with us and get to know us well.

Our Process

We know that for most people starting out on a project is not an everyday thing. That’s why we split our services in to simple stages, and give you our advice every step of the way. We base this on the RIBA Plan of Work which is a good way of defining the process. Before we start work on any project we will always agree our services and fee in writing. Once we get going these are the stages that we work to.

1 Brief

We love starting new projects. This is our chance to sit down together and discuss your project over a coffee. We will offer you our advice and agree on the aims for the design. We will come to the property and make sure we have got all the dimensions and photos we need to get cracking. It’s important to get off on the right foot.

2 Concept Design

This is the exciting bit. We will be busy creating some concept design ideas based on the brief. Once these are ready (usually about 2 weeks) we will send them to you for us to discuss. We will even give you a 3D model that you can open and fly around on your iPad or computer. We want to make sure you are happy with the concept before going further.

3 Planning Design

It is crucial to make sure all of the right permissions for the work are in place. We will advise on the best approach, and put together all the drawings and forms needed. At this stage the design will be more detailed and will show the key materials and dimensions for approval. We will submit the application to the Council for you, and keep a close eye on it until the decision is in.

4 Technical Design

At this stage the design really comes together. Our drawings will be more detailed and show construction. We can suggest a great structural engineer, and will apply for Building Regs. It’s not all technical, and we like to chat through the choices of materials with you, right down to the taps. Once this is all agreed we will write a detailed specification for the whole project.

5 Construction

It goes without saying that it’s vital to choose the right contractor. We will run the tender process to ensure you compare apples with apples. No lemons. We will put the contract in place, and will carry out regular site inspections. We make sure that the work is done properly, deal with any queries, and issue all certificates. After completion we’ll still be on hand to deal with anything that comes up.

6 Completion

The most exciting part of any project is the day our clients move in to their new space. It’s what this whole thing is about. 2PM Architects know how to get there.
