House in St John’s Wood

We recently worked on a project in the St Johns Wood Conservation Area, near Regents Park. Our design had to meet the approval of Westminster’s conservation officer in order to obtain Planning Permission. We were able to secure approval for a two-story front extension, a single-story rear glass box, a full basement, and a loft conversion with a gable end and rear dormer. These additions added significant value to the property and turned it into the home our client desired.

Our client had purchased a large house in St John’s Wood and wanted to completely redesign the layout, including adding a basement under the entire house. We decided that the best way to achieve this was to demolish the existing house and rebuild it from scratch. This allowed for all excavations to be done from above rather than underpinning the existing structure.

As part of the redesign, we created a bespoke staircase to connect the basement and living room above. This feature lets in natural light and allows for a comfortable flow between the two levels. Additionally, the main rear extension is a double-height glass box that links the ground floor and basement levels, with sliding doors that open directly onto the rear garden.

Our team also worked on the design of the kitchen, which the client wanted to be a focal point of the home. We collaborated with a specialist kitchen company to create a warm grey finish that perfectly complements the resin flooring and creates a seamless finish across the space.

The basement was designed to feel like part of the main house, with plenty of natural light and fresh air. A light well beside the glass box extension brings even more natural light and air down into the basement, while sliding doors give access to an outdoor space.

We also focused on the interior finishes of the home, including a unique black-tiled guest bathroom and a calm colour palette throughout. The new three-story main staircase has a curved oak handrail that matches the feature staircase, and we chose minimalist switches and sockets to complete the look.
